ANSWERS TO QUESTIONS ASKED FROM INTERESTED BUYER.

  1. What are their timing preferences for a move? Would an extended close time, which would be ideal for the Wallace’s, be as acceptable as a quick close? We would consider a sale then a leaseback if you were not able to take possession on a normal time frame. We could consider a lease amount equivalent to what your actual per diem is times 30 for a monthly amount. Length of lease could be for a few weeks to a few months probably.
  2. Who was the builder for the home? Mountain Dwellings, Tom Chicovsky
  3. Do they have an ILC showing the location of the home on the property? Attached CLICK HERE
  4. What service(s) are available for internet and cable? Cable by US Cable. We have a line running up to the house, but disconnected (Steve wanted NFL Ticket on Direct TV). Did not have digital cable at the time we disconnected four years ago. US Cable said they were in the process of upgrade. We currently have DSL high speed internet service from EvCo Hi Speed, usually on at 54.0 Mbps. Same is available from Qwest.
  5. Is there LAN or CAT 5 wiring in the house? If so, to which rooms? Currently two telephone lines to all rooms. Cable lines to all rooms except the guest bedroom. No LAN.
  6. Do they know the manufacturer and models for the kitchen cabinets and the windows? Kitchen cabinets are Custom Cupboards ordered through The Kitchen and Bath Center, Marion Peterson, Evergreen Colorado. They have complete files on the order. Don’t know window brand, Low E, ordered by builder through Window Technologies.
  7. Some other specs of interest are; insulation type/R-value in walls and ceilings, are exterior walls 2"x6" or 2"x4", type of stucco used on exterior,, and any other easily available spec sheets from construction. From Construction Plans: R-values not called out, 2"X6" exterior walls in the house, 2"X4"exterior walls in the garage, Stucco not called out.
  8. What warranties duration still exist on the house which are transferrable to a new owner (e.g., roof, furnace) Unknown. We can provide all of the construction records and operating manuals that we possess.
  9. Was ice-and-water shield installed under the roof shingles? Plan calls out class A fire rated fiberglass comp. shingle over 30 lb felt typ. House is wired for gutter heaters, but not installed.
  10. Is the support beam for the loft in the upstairs bedroom strictly for the loft, or is it otherwise structural (in other words, could the loft be taken out)? Beam is strictly for loft and is otherwise not structural. As far as we know, the loft can be taken out and we might have even discussed this with the builder as we were putting in.
  11. Would the climbing wall be relatively easy to remove? Climbing wall will come down and we would be willing to do so prior to closing, if desired.
  12. Is there drywall under the corrugated metal ceiling? No, Plywood. But look at attached pictures. The exposed trusses are structural and are sheetrocked from the west wall to roughly the loft support beam. Might be simpler to sheetrock to cover the exposed trusses.
  13. Is there hardwood under the raised bed platform, if the platform were to be taken out? Yes. The platform was built later and just sits on the bamboo flooring.
  14. Where is the lower level rough in for a bath located? The drain is under the storage racks next to the exposed piping referred to in question C. See attached photos.
  15. Do they have any data for the well depth and production from when it was installed or otherwise? Have all data. Permit 056039-F. Summary 720 feet, 1.5 gpm. We do fill the hot tub using the well, 300-400 gallons in 30-45 minute. We have never had any indication of stress on the well.
  16. To where are the speakers in each room connected? Is there any way to control speaker volume individually in the rooms? All the speakers are individually wired to a board in the crawlspace under the desk area next to the pantry. The board is then wired to the cabinet housing our stereo in the living room. At the cabinet we have a 6 channel on/off switch where we control which of the speaker groups is turned off or on. We will leave the switch, but the important answer is – all speakers terminate at one point in the crawl space.
  17. Is there a gas supply anywhere on the deck for a grill? Not now. The place to grab it is in the basement. The gas line is visible there. You can tee off there, run it out of the house through the exterior wall and be coming out between the support beams of the deck.
  1. Do the sellers have easily available records of gas and electric costs over the last year or two? If they have a monthly record.  Don’t have all of the propane records. We typically use 1300-1600 gallons a year. They use Polar Gas.  They rent the tank through them for $75/year. Regarding costs, last year they used 1,400 gallons and the current rate for gas is $1.64 per gal.

B. Is natural gas in the road or otherwise near the property? There is natural gas at the road. Originally we chose to go with Propane to save the tie in cost and because Steve was in the propane business.

C. Do they know if there is any feasibility for the drain pipes by the door to the mechanical area that extend into the lower level room to be moved, where they would not have to be framed around if the lower level where to be finished? Per the basement floor plan, the two drains from the crawlspace appear to be coming from the kitchen or toilet on the main floor and might able to be rerouted through the crawl space and under the lower deck.

18.  HOME OWNERS ASSOCIATION-The Covenants, Architectural standards, etc. are available on www.emha.us.  Nothing is required at closing other than we appreciate a copy of the covenants and architectural standards to be provided to the new homeowner.  Membership in the HOA is voluntary at $35 per year.  However the covenants, etc are binding regardless of HOA membership, so the only way a resident has a vote is to join the HOA.
