
Evergreen is just thirty minutes west of Denver. The majority of the working residents commute to the Denver region. Evergreen is an unincorporated community in the mountain area of Jefferson County with a population of about 40,500. There are about 17,000 households. Estimates put the population by 2010 at 41,500.
Per Capita income is estimated at $61,500 with Average Household income at $150,000..
2007 - The average price home in North Evergreen is $564,000(345 sales) and South Evergreen is $409,000 ( 225 sales).
The
Evergreen area is considered to be a five mile radius around Evergreen Lake by many, while
others consider Evergreen to encompass a 130 square mile area starting at Mt. Evans and
heading east through and around, downtown Evergreen. Evergreen Lake is a man
made lake that is located at the west end of main street Evergreen. The lake gets
its water from Bear Creek and has a scenic dam overflow. The creek then flows
through downtown Evergreen.
The
elevation of downtown Evergreen is 7,014 above sea level. The majority of the homes
in Evergreen were built in the 1970's.
Very few homes were built during the 1980's because Colorado had very bad economic
conditions. Quite the reverse was true in the 1990's. Colorado was in a economic
building boom from 1992 to 2000!
Most of the homes built since 1992 in the Evergreen area have been upper end
"estate" type homes
which now average in price above $800,000. Like the rest of the country,
2007 to present has been a declining real estate market.
Evergreen has faired much better during the recession when compared to other
Metro Areas of Denver. Denver and Colorado has outperformed
most of the 50 states.

Weather Evergreen enjoys an average of 252 days with sunshine per year. The average amount of precipitation per year is 20". It is common during the summer months in Evergreen to have a brief shower lasting from 5 to 20 minutes several days per week. The average snowfall amount is 90 inches per year. It is common to have snowstorms of 6 inches to 1 foot during the winter time but with the abundance of sunshine, little evidence remains usually after 3-4 days following the storm. In early spring, it is typical to have one or two storms delivering 2-3 feet of snow. The spring snows tend to be greater in depth but these storms remains are typically short lived as well with the higher temperatures in spring. Summer temperatures are ideal during the day and cool in the evening. There is not a need for air conditioning in Evergreen except on rare occasions of perhaps 5-6 days a year.
Schools "Evergreen" is predominantly in Jefferson County. Some of Evergreen is in Clear Creek County. Jefferson County is the largest county in Colorado. ACT and SAT scores for Jefferson County exceed the National Average. The IOWA Test of Basic Skills has Jefferson County ranked at the National Average. Evergreen High School had about 225 Graduates last year.
The School year for Jefferson County is approximately the 3rd week of August to the last week of May with a winter break between the 3rd week of December into the 1st week of January.
