Tonight, I visited the Jeffco Tax Web site.  I've just spent about 10 minutes on the site, and am very impressed with what they have accomplished.  It appears that you can, very easily, obtain specific information pertaining to your own home and then utilizing your home to obtain your area sales data.

 

I would suggest that you investigate this site and utilize the information to get a feeling for tax assessment values.

 

Go to: http://assessor.jeffco.us

A)  Select property records search icon

B)  Select Schedule Number icon

Input your Schedule Number located on the back page top left hand corner of your assessment, and submit.

C)  Select Neighborhood Sales icon

Here are the sales for your area!  What is pretty slick is how you can click to sort any of the headings on this page.  So you can sort and print out, say, 1) year built 2) address 3)…

From this you can see if your property and its assessment is in the correct ballpark.

NOTE that your property is on top with its specifications.  You can use your specs to compare to those sales below.

 

Once you have a feel for all the neighborhood sales, you can select the “Advanced Sales Search” icon.  Here you can really zone in on sales that best resemble yours, with the criteria available.

 

The County at this time, does not have the ability to determine variances of updating, landscaping etc. that can have a great impact on values.  If your home has an unfinished basement, is older with minimal updating, has location stigma…then you may have success by photographing possible shortcomings and having this available when you meet face to face, with a County representative (Don’t mail in your Appeal!)
